This fabulous villa, which originally dates from the early 1700’s, has been fully restored and renovated to the highest possible luxury standards, finished and using all local materials wherever possible. Throughout, the restoration, great care and attention has been given to ensure that all of the refurbishments are fully in keeping with the marvelous history of the property, with all main beams and lintels in wood, the attic finished in the traditional style with brick-faced internal panels and antique (and authentic) ‘coppi’ roof tiles. A substantial building, the villa occupies a total floor area of 360 sq.mtrs, currently divided into 245 sq.mtrs over the main living areas and a garage of 65 sq.mtrs. The remaining floor area is provided by an external portico with a floor area of 50sq.mtrs. However, if further accommodation area is needed, a further 60 sq.mtrs of floor area can be realised if the unused area in the upper attic level is realised.

Currently, the villa provides for three large bedrooms, all if which have a fully fitted bathroom on suite. The main or master bedroom offers direct access onto the garden, while off the bedroom there is a smaller side room (currently used as a dressing room) complete with built-in wardrobes and personal wall-safe. The fully fitted kitchen is open-plan style and is adjacent to the open dining area. This in turn leads onto an external veranda (via two full-size glazed french doors). Around 20 sq.mtrs, the veranda is perfect for eating out or those impromptu ‘al fresco’ meals when entertaining.

Externally, the property is bounded by a stone built perimeter wall which is around 90 cm (approximately 3 feet) in thickness. Although nominally part of a small ‘borgo’ (there are two other detached and independent villas nearby), the location and siting allows for complete detachment, independence and privacy and the villa is neither overlooked nor viewed by any buildings. The villa sits in private grounds of around 1,000 sq.mtrs, 250 sq.mtrs of which is paved and used for a driveway, leading to automatic electronically controlled gates. Roughly divided onto two levels, the carefully tended garden area contains many mature plants, shrubs and flowers, while the other area or level is planted with mature and productive Olive trees. Irrigation for these and for the garden is fully automatic and use spring water from the property.

In front of the villa and easily accessible from either the main rooms or the front portico, there is a large swimming pool inset into the ground. This ceramic pool has been completely finished in the best of styles and measures 5 x 10 mtrs (16.4ft x 32.8ft), with a bottom depth of 2.5 mtrs (just over 8ft) and is complete with heating, springboard and exterior illumination and lights. Around the pool and garden area there are positioned discrete lighting, all of which (there are 35 independent lighting points), may be turned on or off from the house or externally using a dedicated remote controller. The garage has 5 mtrs high electronically controlled automatic doors and there is ample room for four cars. Within the garage there are the main heating boilers for both the house and the swimming pool.
